Buying a home in Spain without living here is perfectly possible, but banks look at different things. They care less about a Spanish payslip (which you do not have) and much more about provable income abroad, your country's credit standing and the loan-to-value you are asking for.
What the bank will ask you for
| Document | What it has to prove |
|---|---|
| Passport and NIE | Identity and that you can legally operate in Spain. No NIE, no mortgage. |
| Tax returns from your country (2-3 years) | Stable, recurring income, apostilled or translated where required. |
| Employer income certificate | That you are still employed and on what terms. |
| Bank statements (6-12 months) | Real savings and monthly repayment capacity. |
| Official appraisal of the property | Carried out by a Spanish-approved surveyor; the seller valuation does not count. |
| Purchase contract or reservation agreement | What you are buying, for how much and on what terms. |
How much you can actually borrow
The rule nearly every lender applies: the mortgage payment should not exceed 35 % of your net monthly income. For non-residents there is an extra factor: the bank usually wants the rest of your budget to look comfortable, because it cannot verify your financial life in Spain.
Worked example
Property at 220,000 EUR, appraised at 215,000 EUR. Financing at 70 % of the appraisal: 150,500 EUR. You need 69,500 EUR of your own plus costs (roughly 10-12 % extra for taxes, notary, land registry and legal formalities). Total cash required: around 95,000 EUR.
The mistakes that delay deals most often
- Finding the house before knowing whether you qualify. People sign a reservation deposit and then the bank says no.
- Not having an NIE. It is the first bottleneck and takes weeks.
- Documents without translation or apostille. Each country has its procedure and the bank demands it before assessing the case.
- Irregular income. If you are self-employed in your country, the bank wants two or three years, not six months.
- Not disclosing debts back home. A car loan in your country counts as debt and reduces your capacity.
What if I buy together with someone else?
This is common among non-residents: parents and children, siblings or business partners. The bank adds up income and also debts of every applicant. More people means more paperwork, but also more borrowing capacity.
How to find out before spending money
The sensible step is a free preliminary assessment: it tells you whether your profile is viable and which banks fit, at no cost and with no commitment, before you sign anything. That is what prevents losing a deposit.
